Commercial Property Condition Assessments
A Property Condition Assessment (PCA) is a due diligence evaluation of the physical condition of a commercial property, typically conducted in connection with a real estate acquisition, refinancing, or portfolio review. PCAs are commonly required by lenders, investors, and institutional buyers to understand the physical condition of a property and the costs associated with immediate repairs and long-term capital needs.

What a PCA Includes
A standard AO Engineers Property Condition Assessment includes:
- Document Review: Review of available construction documents, prior inspection reports, maintenance records, and regulatory compliance documentation
- Walk-Through Survey: Systematic visual observation of accessible building systems and components, including structural systems, roofing, exterior walls, windows, mechanical systems, electrical systems, plumbing, and site improvements
- Immediate Repair Cost Estimates: Cost estimates for conditions requiring immediate attention due to safety, code compliance, or active deterioration concerns
- Short-Term Capital Needs (1–5 Years): Cost estimates for components approaching end of service life or requiring attention within the near term
- Long-Term Capital Needs (6–10 Years): Projected replacement and major maintenance costs for building systems over a 10-year period
- Photographic Documentation: Photographs documenting observed conditions throughout the property
- Written PCA Report: Comprehensive report formatted in accordance with ASTM E2018
